The property was used by a long-term dollar store operator whose lease was expiring and ownership hired AssetCRG’s Michelle Abramov and Igor Khasidov to market the building for lease. According to Abramov, “With our aggressive marketing platform, we generated lots of interest from multiple tenancy uses that were both national and local. There aren’t many existing big box opportunities with parking in Queens available, especially in neighborhoods like Bayside/Hollis Hills where barrier to market entry for big box use is high.” AssetCRG procured the tenant, Pharmacy RX, who was represented by Lee and Associate. Abramov adds, “The tenant was on the market for a while looking for the right opportunity and layout for their operation and this fit them perfectly.” The property is leased at $37 per square foot for a 15-year term with options.
